Summer isn’t just for a vacations—it’s the perfect time to add a fresh new look to your home. With warmer weather and the entertaining season kicking into full swing, now is the time to overhaul your outdoor living space with a classic seaside cottage look. With the help of some new seating, outdoor rugs, lighting and accessories, you can turn any outdoor space into a comfortable retreat fit for the Hamptons.

Recharging your outdoor space can be as simple as introducing a dreamy seaside color palette. This doesn’t mean it’s time to buy everything that has stripes and anchors—instead, pull inspiration from the ocean for that next color overhaul. Seafoam greens, muted teals and grays, creamy whites and natural weathered patinas are fresh and calming, and can easily work with most home styles.

If calm and collected isn’t your sort, you can still channel the nautical navy look without going overboard. Pair deep navies with blue-grays and neutrals for a sophisticated aesthetic. For a more feminine look—and a bright pop of color—pair these hues with blush tones and rich corals or canary yellow.

The beauty of the seaside cottage style is the ability to play around with different textures for a breezy, curated look. Subtle elements, like cable-knit throws reminiscent of fisherman’s sweaters, add a seafaring touch for late-night fire pit chats without going overboard. Rustic woods (think driftwood) create a rustic yet refined look, while crisp and clean textures like cotton and linen are perfect for outdoor draperies and textured cushions.

Lastly, channel the seaside aesthetic by adding elements to your space that promote an al fresco lifestyle. This new “Happy Homeowners Interview” features The Mullis Family, who built their new home in Charlotte, NC.  Read below to hear about Mullis’ homebuilding journey with M/I Homes!

M/I Homes: Is this your first M/I Home and what convinced you to choose M/I Homes over another builder?

Adam and Katie Mullis: Yes, the biggest factor was location with this particular neighborhood. We love Cornelius. We loved being close to the greenway and knowing that nothing would be built behind our property. As a realtor myself, while showing clients this neighborhood, I got to see all of the different floorplans and I fell in love with the wide range of options.

M/I: Are you happy with how your home turned out?

A&K: Yes, we love our home and are very satisfied with our decision.

M/I: What is the name of your floorplan and what features of your home do you especially love?

A&K: Witley C. We were anxious because we didn’t get a chance to see a model of our home before building. We only had the collateral to look at so we took a big leap of faith when choosing this floorplan and we’re so glad we did. This floorplan is perfect for entertainment.

M/I: Overall, how was your experience with M/I Homes?

A&K: Our overall experience was positive. Our closing date was later than expected but being in this business myself, I understood that it happens. Most importantly, when we did have any concerns we were able to express them with our New Home Consultant and our Construction Manager and they turned everything around. Having open communication was essential during the building process.

M/I: Do you have any fun memories from the buying / building process?

A&K: We loved the design center experience.  It can be overwhelming because though M/I Homes is not a custom builder, it feels like it is at times because there are so many options to choose from. You have to have an idea of what you want before walking in because there are so many options.

M/I: Was there something about your home that made you immediately know you wanted to move in?

A&K: I was ready to move in after the design center appointment. It really gets you excited to see your home. You have all these ideas in your head and saved pins from Pinterest but you still wonder how everything is going to look when it’s put together.  Another moment that excited us was when the drywall came in. Even when your home is just in framing you start getting the visual.

M/I: What do you like about your neighborhood / community?

A&K: Location-which includes the greenway. Towards the end of the building process, we found out Katie was pregnant. With a baby on the way, the schools were a major plus and aside from that the resale value is phenomenal. We also loved that the size of the community is smaller, and not having a pool was actually a positive for us.

M/I: Anything you would recommend to someone looking for a new home?

A&K: Seriously, we recommend M/I Homes. Aside from that, remember patience is a virtue. Keep an open mind because it is a process. Go look at models, pictures, magazines and figure out what works for you. You can go into a model that looks amazing but you need to consider your lifestyle.

M/I: What is your favorite memory in your new home thus far?

A&K: We stressed to our Construction Manager that we had to be in our new home before the holidays and with a week to spare, he did just that. We were able to host both Thanksgiving and Christmas. A huge moment was when we revealed to our family that Katie was pregnant.

M/I: What is your favorite space in your new home?  Do you have any pictures of that space you would like to share?

A&K: Our top two spaces are the kitchen and backyard porch. Our kitchen is absolutely beautiful with white cabinetry, quartz countertops, and gray ceramic tile backsplash. And the view from our backyard porch is the perfect place for relaxing or entertaining. Our future favorite space is the bar that we will be building. It is going to be amazing.

M/I: What was something that surprised you the most with building / moving into a new home?

A&K: The number of decisions you get to make was surprising. It felt like we were building a custom home.

M/I: Any suggestions you would give to someone building a new home with M/I Homes?

A&K: Trust that M/I Homes has good intentions. Be patient and honest. There were bumps in the road for us, but instead of showing up angry or yelling, we expressed concerns and always found a solution. It’s a team effort between you, the buyer and M/I. We feel that M/I truly wants to make the customer happy.

M/I: Any additional items / stories you would like to share about your new home?

A&K:

  • When you get hardwood floors, you’ll have to sweep a lot.
  • Keep in mind you’re the first to move into your home which is great, but you’re also the first to test everything and watch the home go through seasonal changes.
  • The speaker upgrade is worth it. Everyone that comes through from the neighborhood wishes they would have gotten it. We use it every day.
  • When you sign the closing contract, you’re not on your own.

This new “Happy Homeowners Interview” features The Weimer Family, who built their new home in Raleigh, NC.  Read below to hear about Weimer’s homebuilding journey with M/I Homes!

 

M/I Homes: Is this your first M/I Home and what convinced you to choose M/I Homes over another builder?

Kelly Weimer: I grew up in an M/I home and I loved the space and layout it gave us as a large family. From living in Columbus, Ohio I knew that many M/I communities attracted families and people with children. We wanted a neighborhood in which the kids could make friends, and have lots of time to play with friends in the neighborhood.   I also knew that M/I Homes would make it possible to stay within our budget and get what us what we needed in our new home. This flexibility in budget gave us more time at home to relax, enjoy playing with the kids outside and becoming a part of a community. 

M/I: Are you happy with how your home turned out?

KW: My home is absolutely an ideal layout for us, and the perfect amount of space. It’s not too big and not too small, and it has every feature we need! I also love that I’m on a cul-de-sac in an interior street which offers a bit of buffer from the main roads of the community. We have been able to plant trees and shrubs that make it feel more cozy and wooded each season.

M/I: What is the name of your floorplan and what features of your home do you especially love?

KW: We have the Sage plan with the upstairs basement/ southern basement feature. This is wonderful because it offers a space for anyone who needs to get away from the hustle and bustle of the office and kitchen, not to mention the laundry room, on the first floor.

M/I: Overall, how was your experience with M/I Homes?  Did you get to pick out your homesite and the floorplan you wanted to build, or had the home already been started?

KW: We met a wonderful New Home Consultant who walked us through our purchase. She was a great guide because she listened and gave thoughtful advice and responses. We bought our home in a two day period during which we were able to tour and visit our new city. This was also Easter Sunday and my son’s second birthday, so it’s a very memorable weekend.

M/I: Do you have any fun memories from the buying / building process?

KW: My kids were not much taller than the M/I protective barrier wrap that marked off the lots. Now my oldest is almost taller than I am. Also, I remember my Dad ‘inspecting’ the house as it was framed out. I remember standing at the site of the current sliding glass door in the kitchen, imagining my back yard, and letting the kids go outside to play. We came from a cape cod so the walkout into the back yard was, and still is, amazing!!

M/I: Was there something about your home that made you immediately know you wanted to move in?

KW: The fact that we found a home with an office, four bedrooms, on a cul-de-sac in a community with a pool, playground and green space ,that was within our price range was a dream come true and a huge blessing. It literally had every single thing we were looking for!

M/I: What do you like about your neighborhood / community?

KW: I love that we are a growing community made up of many different people from different backgrounds. We are far from homogeneous or cookie cutter in this community. We are an international community of mothers, fathers, teachers, grandparents, nurses, pharmacists, law enforcement officers and entrepreneurs, to name just a few. One of the most unique parts of my community is the concentration of military veterans and active military. Being able to live and work and get to know these heroes on a daily basis and over time is truly a privilege. We are fortunate to be a “Hero Home” community and home to many American heroes. It is truly humbling and enriching to get to know these heroes and their families.

M/I: Anything you would recommend to someone looking for a new home?

KW: Know exactly what you want and don’t be afraid to ask for it. M/I has a layout, and a home for your budget and needs.

M/I: What is your favorite memory in your new home thus far?

KW: It’s hard to name one specific moment. In general I have to say getting to know new neighbors and watching the kids play and grow up together!

M/I: What is your favorite space in your new home?  Do you have any pictures of that space you would like to share?

KW: This sounds ridiculous but it was such a luxury and it continues to be cherished–having three bathrooms! Everyone has a sink (two boys share one) and we have two full baths and a ‘powder room.’ Coming from a charming one bath cape cod, the bathrooms never get old in a new home!!!

M/I: What was something that surprised you the most with building / moving into a new home?

KW: There is literally nothing I had to fix, repair or replace for about two or three years!!! Heaven!

M/I: Any suggestions you would give to someone building a new home with M/I Homes?

KW: Again, know the layout that suits your lifestyle and talk to your representative- they have a layout for almost every dynamic!

M/I: Any additional items / stories you would like to share about your new home?

KW: I appreciate the fact that M/I is able to offer homes at a fair cost which promotes home ownership and mobility to many different people and families. I was able to pace myself at work, grow my family and own a home that meets all of our needs, all the while making memories with family and friends in a comfortable space.

M/I Homes: Is this your first M/I Home and what convinced you to choose M/I Homes over another builder?

Cindy Powers: This is my first M/I Home and there were several reasons for the choice. I first looked at a M/I Home in another neighborhood when I wasn’t quite ready to buy, but wanted to start looking around. Patrick was wonderful and treated me like a serious buyer and I immediately fell in love with everything about the home. Fast forward to a year later when I was ready and of course I went back. That neighborhood was full so I went to check out the new one they were working on and I’m SO glad I did! I worked with Patrick again and he was just as great the second time around.

M/I:  Are you happy with how your home turned out?

CP: Absolutely! The details really make all of the difference. My boss has a contractor’s license (not practicing) and came for a walk through before I signed the contract. I just knew he was going to be nit-picky but he just kept saying how well-built it was and how much he liked it.

M/I:  What is the name of your floorplan and what features of your home do you especially love?

CP:  My floorplan is the Andover II. I love how spacious it is–especially the layout from the kitchen to the living room. I also love the two huge closets in my bedroom and the spacious shower.

M/I:  Overall, how was your experience with M/I Homes?  Did you get to pick out your homesite and the floorplan you wanted to build, or had the home already been started?

CP:  My home was pretty much finished the first time that I saw it, but I wouldn’t change a thing! The features and colors are just perfect. I even love the color of the outside!

M/I:  Do you have any fun memories from the buying / building process?

CP:  The whole process went super fast and I’m glad for that! It almost felt like a dream from when I wandered in to take a look to waking up every morning in my new home.

M/I:  Was there something about your home that made you immediately know you wanted to move in?

CP:  Yes, the quality. It is so much nicer than anything else that I had looked at in the area. M/I Homes made it easy to become a reality.

M/I: What do you like about your neighborhood / community?

CP:  I really like the layout of the neighborhood and the fact that the beautiful pool just happens to be right in my backyard! The community is great—I love to walk and I am walking distance from several shops and restaurants. The interstate access is super convenient as well.

M/I:  Anything you would recommend to someone looking for a new home?

CP:  I would highly recommend M/I Homes due to their customer service as well as the fact that they handle everything for you! I didn’t have to search out a separate mortgage lender or closer; they even recommended a homeowner’s insurance agent that was just as wonderful. She already knew what they needed and took care of it all. The whole process was extremely smooth.

M/I:  What is your favorite memory in your new home thus far?

CP:  My favorite memory has been decorating the new space. It’s fun to bring the beautiful space to life.

M/I:  What is your favorite space in your new home?  Do you have any pictures of that space you would like to share?

CP:  I love how bright and airy the whole home is and I especially love the window in the bonus room, which is perfect for a reading nook. I don’t have pictures of that space yet because I am searching out the perfect comfy seating for that area.  When I find it I will most likely never leave!

M/I:  What was something that surprised you the most with building / moving into a new home?

CP:  I wouldn’t say it surprised me, but I love the fact that each and every thing is being used by me for the first time! Everything is so clean and shiny.

M/I:  Any additional items / stories you would like to share about your new home?

CP:  I just want to reiterate the customer service aspect. Patrick, our New Home Consultant, worked hard for me and was a joy to work with. When I did my walk-through with Al he was meticulous and thorough. From the beginning through move-in, everything went so smoothly.  Thank you M/I Homes!

 

** The Powers moved to Florida from Virginia in 2013 to enjoy the warm weather. Cindy works for an airport engineering firm in Lakewood Ranch and her favorite part of her job is flying to meetings in her boss’s Cessna. Her daughter is finishing up her junior year at the University of Central Florida with a 3.9 grade point average and is active in her sorority, Delta Zeta.  They enjoy visiting Universal Studios, watching movies, and going to the beach.

Mirrors or wall art are an unexpected focal point perfect for an exterior wall or a small, intimate garden fence. Decorative planters with a sleek neutral finish or a polished pattern add pop to a yard or patio corner in need of some love.
